Daily Lesson Learned During 11+ Years FULL TIME in Real Estate

That is right. A Lesson of the Day by Ty BLOG post. 
Now you thought you had seen everything....but I bet this will be fun, so you got to read it. 

I will share one lesson a day for as long as I can think of them, about things I have learned over the years of being a full time real estate professional, Realtor, builder, landlord, broker, relocation professional, and conspiracy theorist, well maybe not that part. But the idea is to make this interactive to both real estate professionals and buyers and sellers in general. Some of the thing are things my agents, and clients have heard repeatedly, for that I do not apologize. But I would like to know your thoughts as we progress.

1. If you want to get busy, plan on going out of town for a few days or God forbid plan a vacation


2. A house no one wants for 6 months, suddenly everyone will want once it has an accepted contract.


3. A win in a negotiation isn't simply the best price, ever. Real negotiation is an art...


4. Activity in the business, or even around the business, spurs business.




5. I wish I would have done a better job on my database from day one.


6. If you phone rings and it is a California area code, or "Local" don't answer it. 



7. There is only so much room on page one of Google, every one of us cannot be there no matter what the sales guy says.



8. If you have to buy leads, they are inherently worse than ones you don't buy, none are good unless you call them.


9. Sometimes people just need you to tell them what to do...


10. 100% of nothing, is still nothing....Even a small profit, is better than a sharp stick in the eye. Same goes for referrals, leads...
11. If is looks like a pyramid scheme, it probably is....just a thought



12. Even though the dog was nice the last 5 times you showed the house, it still needs to go when I show it. 


13. Wear a hard hat, and make sure there is a floor, or stairs before you take that step.



14. People don't want to see your butt when you open a door, let them go first.

Explaining My Job to Children

Today I got the opportunity to participate in career day at my kids' school, since they are in elementary school you really don't know how to prepare for that exactly. At least I didn't anyway. So the 4th graders were actually easier, they seemed to grasp the concept of what we did for the most part. They seemed to have no concept of what the average home price is in our area, I got everything from $2,000 to 2 Quadrillion dollars. And it seemed each class had the one kid who said he had the right answer, $163,000, in his pocket. But the funniest was when I asked them what they though an average real estate agent makes in a year. The most common was about $200. A few said a million, I like the way they think, and one even guessed within $2,000 of the right answer. But overall they almost to a kid said "My mom watches HGTV all the time...." I though great an entire generation of this coming up, good thing I am getting old I guess. I also was impressed at how attentive and realistically interested most seemed to be by what we do. I mean I had to compete with a police officer and a couple landscapers that I know of, so come on.

But during one of the second grade classes, I was struck with the idea. You know its actually easier to explain what I do to a kid than my clients. But why is that? Do we try to over complicate it? Do we try to justify it? Or do we lose focus on what it is to? So I said basically what I do for a living is help people buy and sell homes, the place where you live. And not one of them though that that was an un-needed role. They understood that it is a complicated and very large transaction. It makes sense to have someone help them do that, that someone is me, us, Realtors. Seriously is 7 year old kids get it, surely you can. Plus I learned another valuable lesson, when you lose their attention just give them a coloring book and create a coloring contest. So my future clients look out I am creating a coloring book.

Reflecting on My 10+ Years in Real Estate - the One thing

Something today made me start to think back over the last almost 11 years I have been a licensed real estate agent on the state of KY. I have been a broker for about 9 of those years actually, which who cares right? Anyway in those years we have seen both extremes, crazy "bubble" markets, to opening my own office the day several big bad Wall Street firms collapsed and no one seemed to really want to buy a home. (You now what they still did though)...

To then wondering OK now can I really make a living doing this, and coming to grip that there was no fall back or back up plan. If I could not convince people to allow me to help them buy or sell their home, I was in trouble. I heard at some point very early on that once you are a Real Estate Agent for 2 years, you virtually become unemployable anywhere else. (Maybe they were on to something here actually.) So with all of this weighing on my mind I got mad and quit my salary job one morning before 8am. Great idea right? I still remember that call to my wife, "Uh well I told Tom to kiss my butt this morning and I quit. He tried to fight me but that's a long story..." Then the inevitable "Now what...?" So I took a job building a fence for a guy that day...that lasted 1 day but I did build the fence. Then sold the house a few years later, and then sold it for the guy I sold it to, and may be selling it again in a few months...

So the next week I studied a little bit and schedule the exam. Since I had real estate as my degree emphasis in college I did not have to go through the classes again, which I did not know as they do not tell you that in class I guess. Once I passed the reality hit me, I had to find a broker. I didn't even plan for that so I called one of my buddies who graduated before I did and was already in the business and he gave me a name of someone who would take a part time agent who really didn't have a plan yet. From day one sitting in my new brokers office/living room wondering what the heck am I doing here, to going straight home and office shopping for a new place and trying to find the place I felt I fit in best. I did find it, after a couple tries, and the rest is history. I made more that year that my old job so I could see that this was going to be something I could handle.

Well that is the story of how and why, I still remember that first sale...here it is - (I never even got credit for it in the MLS she put the wrong agent on there??)
This was my first sale. A really good buddy of mine I have known almost my whole life and his new wife let me help them buy it. (This is actually the picture from when I sold it 6 years later, but you get the idea.) This was on 11/27/2003.

From there is went crazy the market that next two years was ridiculous. I remember listing a house, putting a sign in the yard and driving home all the way across town, and being worried that I had not had a call on it yet. I also remember selling one the split second I put the sign in the ground, and not really even remembering the price when they asked. Then there was 2008-2011 - we will just say I hope that is something we do not have to deal with again. The last two years have been incredible, and I think we are going to see an excellent market the next several years. Lexington, KY Real Estate is booming right now, and so is the Bluegrass Region. Yes we do wear shoes, and no we don't all ride horses, or drink bourbon and moonshine. At least not everybody all of the time anyway.

But through it all the one thing I really say is the best thing is helping people. Sure its how I make a living and put food on the table, and buy my kids all their shoes and clothes etc. But really knowing you do something that helps other people provide a safe and stable place for them and their families future is paramount in my mind. And when they call me back a few years later saying they need to sell and buy a bigger one, that is awesome. Seeing the look on a first time home buyer's face when they buy their first home, and handing them the keys is an awesome feeling.
Sometimes its calling a seller up and telling them they can finally move on because they have been living out of a suitcase for a few months, or that they can now be all together as they are in the new city and the family is still here, waiting on me to get the home sold so they can be together again.
That call is priceless. I even like the call saying you know what we bought this house for this much, and now we are selling it for this much. So you are getting a check for this much. That is cool too.

But it really is addicting. The feeling of helping others do that, no matter how really significant my role. Because lets face it what we do is not rocket science. Houses almost sell themselves, especially when they work with me on the front end to zero in on things like area, price, location, amenities etc., not to mention everyone needs to live somewhere. So there is a good size market to tap from.
But I have always been real cognizant of the fact it is a BIG deal. No matter how many I sell I alway remember that to that client it is the biggest decision they most likely have ever made.  My job is to make it a great experience. The one thing experience.

I alway refer to the sale/buy as "we" are buying, and "we" are selling. Because I am invested in the experience too. I really sometimes feel like I get more tied in to it than they do at times. Most of the things we do for our clients they never know about, like squeezing an extra thousand out for a seller just to see if you can, or helping a buyer get a refrigerator when is is not included in the sale. But I truly believe it is not a you or a they, it is a we deal. Maybe that is why well over 80% of my business is repeat and referral business. I don't know.

But I do know this, while writing this post I have been trying to think of 1 person or 1 deal I have done that I have regretted. Because you hear all the time that we real estate agents are greedy and try to push homes on people, we caused this and we did that...I cannot. Even on investment property deals, where it's numbers not emotion, I feel good about them all (except for a few I have bought myself that is....). Even through all of the foreclosure mess and down market I can't think of one person I sold a home to that lost it. I have some who may have lost some money, but all of them who came back to me to help, I did everything I could possibly to to lessen that loss. I feel really good about that fact. I really can not think of 1 out of several hundred sales that I felt the buyer or seller did not really do the right thing.

Now that I am also the owner/broker of the company, my role is not only to help my clients, as I still and in the business full force, I am responsible for the team. I not only have to recruit and train agents to the company, but I feel a strong need and desire to help them succeed. Every time an agent leaves our office, or decides to get out of the business I take it hard. I wonder what I could have done to keep them. Could I have been more accessible, offered more training, more leads, been less of a pain in the butt about activities?...whatever. But for the agents here now and for those to come, I am totally committed to helping them succeed.  The hard part is getting them to see what their potential is in the business. Some expect it to fall in their lap, some think other pastures are greener, but I can really say that the system we have, and where we want to be in the future as a company is pretty damn good.

A Producing Broker's Take on Things

It is hard to be a real estate agent in today's world. It's even harder to be a real 
estate broker. It's exponentially harder to be both, especially one in a smaller to 
mid size office. Because you ARE the company. You have to wear every hat, the 
hat of copier repair guy, the tech guy, the stamp buyer, the problem solver, the
janitor, the teacher, the trainer, the bill payer, the details and jobs are endless. 
If the phones go out somehow you are supposed to be the one to fix them. 

Throw in a franchise to that and you just created another full time job dealing 
with them.....

Sure the challenges in our business are widely reported. Especially 
since in today's real estate market things are happening and new challenges are 
popping up at blazing speeds it seems. Technology is changing the landscape of 
the business, not the nuts and bolts of it but the way things are moved along. The 
market is shaking its self off from one of the toughest stretches in history. 
Inventory is low, interest rates are rising in a time when a low interest rate 
entitlement mentality has overtaken the consumer (as flawed in macroeconomic 
theory as that may be)......I could go on all day about changes and threats to our 
business, and every magazine and real estate industry website does. 
However, all of this seems to be presented from the agent's side or the mega 
broker's side. 

What about the everyday smaller brokers who are still in the business of selling, 
AND running and growing a brokerage business? That means a full time job as a 
producing real estate agent and all the time that goes into that, plus the full time 
job of being a broker and trying to grow a business. The expenditures of both 
time and money needed to do each of those things. And heaven forbid we forget 
that we are also full time parents and community stewards as well. How is that 
possible? 

If Mr. Webster were to put a picture of insanity in the dictionary I think we would 
be it. It could easily be a picture of me. A crazy person trying to make all of this 
happen. A crazy person who not only is trying to make this happen but is 
convinced it is and will happen. Convinced that no matter how hard the path, the 
struggle will and is worth it. We may never get a thank you from anyone for all 
the work we have to put in to grow and improve our offices. Knowing we are 
responsible for them being paid each week and putting food on their tables is 
good enough. Success is not all not about how many agents, market share, or do 
we have enough money for signs, stamps, or a new coffee maker in the office, 
or will this agent be happy, or did I get their home sold fast enough? 
Hell its often will there be enough money at the end of the month to actually pay 
myself? That is a success. 

The reward takes no more to see that than to attend the next first time home 
buyer closing and see the look on their faces when they finally get the keys to 
their new home. Or to hand that first commission check to your newest agent 
after they have their first successful closing. Or to see an experienced agent finally 
find a place to work where they can finally be themselves and feel comfortable 
and actually grow their business. Or the relocating home seller finally getting to 
reunite their family in the new home in the new city after selling their house in the 
old town. These are the reasons why we do it, of course we make our living doing 
it but its more than that to us isn't it? 

But the real prize in the end, and the best of all, is at the end of the day getting to 
go home and get a big hug from my kids - after all - in the end that is what it is 
all about. We make that happen everyday. Not only for ourselves, but for our 
agents, our friends, and our clients. They may be one in the same many times, 
but make no mistake we are a big part of that happiness. And without hardworking 
agents, and brokers that are in this business every day a lot of people wouldn't 
get that experience.

So if that makes me crazy, if my definition of success is not the same as yours, 
that's OK. Call me crazy, call me successful and crazy and I will be just fine. 
Call me a crazy broker/owner because that is what I am.
